A kitchen extension is an opportunity to create space that suits everyday life. Before comparing prices, however, make sure you understand exactly what each builder is offering.
A quotation for a structural shell is very different from one covering a fully installed and decorated kitchen.
Define the finished result
Your quotation should clearly identify the building work and the interior finishes. Ask about foundations, structural alterations, roofing, glazing, insulation, plumbing and electrical installation.
Then check the kitchen itself. Are units, worktops, appliances, flooring, plastering and decoration included? Who supplies each item? Are waste removal, making good and any applicable VAT clearly addressed?
Agree the scope, payment stages, programme and process for changes in writing. Detailed, comparable quotations are more useful than selecting a contractor solely on the lowest headline price.
Plan beyond the building work
Confirm the relevant approvals before starting. Building Regulations approval is different from planning permission, and a project may require both.
