What type of building work does KTCS undertake?
We undertake extensions, loft conversions, renovations, structural alterations, new builds/garden rooms, decorating, plastering, flooring, tiling, bathrooms, plumbing/electrical coordination, landscaping and masonry work, subject to the specific project scope.
Do you work on both residential and commercial properties?
Yes. Our portfolio includes residential homes, rental/investment properties, commercial clients and a care-facility decorating project.
Do you provide labour and materials?
We can price labour-only or labour-and-material packages depending on the project. The quotation states clearly what is included, excluded and client-supplied.
Will I need planning permission or Building Regulations approval?
It depends on the work. Extensions, loft conversions, structural alterations, new buildings and some electrical/bathroom work can require approvals or certification. Planning permission and Building Regulations are separate. We identify relevant requirements within the agreed project scope and work from the appropriate approved/issued information.
Can you work from my architect's or structural engineer's drawings?
Yes. For structural and larger construction projects, we can price and build from suitable drawings, specifications and structural information.
How do variations work?
Where a client changes the agreed scope or unforeseen work is identified, the change is documented and priced before proceeding wherever practical.
Do you offer a site visit?
Yes, where a site visit is appropriate to understand access, condition, measurements and the required scope before quotation.
Which areas do you cover?
Our main coverage is Harrow and surrounding North West and West London locations, with wider Greater London considered for suitable larger projects.
