Professional Painting and Decorating in London

Professional Painting and Decorating in London

Professional painting and decorating can make a tired property feel brighter, cleaner and better cared for. Smooth walls, fresh ceilings and neatly finished woodwork change how a home looks and how comfortable it feels to live in. They also help buyers, tenants and visitors form a positive first impression.

At KTCS Construction, we bring years of experience in residential and commercial painting and decorating across London. Our skilled team includes CSCS cardholders, and our approach starts with protecting your property, preparing each surface properly and choosing a suitable paint system for the finish you want.

The photographs below show preparation and decoration across different projects. Some were taken while the wider refurbishment was still in progress.

A better presentation for homeowners and landlords

Scuffed walls, peeling paint and uneven finishes can distract from a property's strengths. A carefully chosen colour scheme brings rooms together and helps features such as doors, staircases and skirting boards look well maintained. Lighter colours can make rooms feel more open, while a considered feature colour can add character.

For landlords, fresh decoration can improve the presentation of a rental property between tenancies. For sellers, it can help a home photograph well and look welcoming at viewings. For homeowners, the benefit is a more enjoyable living space that reflects their taste.

Good decoration may support a property's market appeal, but it does not guarantee a higher sale price or rent. Location, overall condition, size and local demand remain central to value.

Protection comes before painting

We begin by protecting floors, furniture and fittings. Suitable coverings and carefully applied masking help protect carpets, hard flooring, windows and adjoining finishes. Items are moved or covered as needed, and access is planned around the work.

This protection stays in place through preparation and painting. A professional result includes taking care of the surrounding property as well as the surfaces being decorated.

Surface preparation makes the difference

We assess walls, ceilings and woodwork before choosing the preparation method. Work may include removing unwanted nails and fixings, scraping loose paint, filling small holes and suitable cracks, smoothing uneven areas and sanding repairs. Where the surface needs more extensive work, local plaster repairs or skimming may be required.

Damp, recurring cracks and unstable surfaces need their cause assessed and addressed before decoration. Once repairs are complete, we remove dust and leave the surface clean and ready for the appropriate coating.

Allowing plaster and repairs to dry properly

Fresh plaster, fillers and repairs must be ready for the selected paint system before coating begins. Drying depends on the material, thickness, ventilation, temperature and moisture conditions. A fixed 48 to 72 hour period is not suitable for every property; some plasterwork needs substantially longer.

We allow the necessary drying time and follow the relevant product instructions. Where needed, we carry out further light sanding and dust removal before painting, while keeping surrounding surfaces protected.

The right materials for walls and woodwork

Walls, ceilings, doors, skirting boards, frames and shutters can require different products. We select paints and preparation materials to suit the surface, its condition and the demands of the room.

A matt finish can provide a soft appearance on walls and ceilings. Suitable durable or washable finishes can be useful in busy areas. Eggshell, satin or gloss can be selected for woodwork according to the desired appearance and product suitability. A quality result does not have to be shiny; it should be even, appropriate and carefully applied.

New plaster may require a suitable mist coat or dedicated primer, depending on the chosen system. Other surfaces may need a specialist primer or undercoat. We then apply the required finishing coats, allowing the manufacturer's drying and recoating times between applications.

The number of coats depends on the surface, colour change, coverage and product specification. Careful cutting in and consistent application help produce clean edges and an even finish.

Final checks and a clean handover

After painting, we inspect the finish and complete necessary touch-ups. We remove masking and protective coverings carefully and clean the work area before handover. Attention to edges, corners, doors and other details helps the completed decoration look consistent throughout.

Common questions about painting and decorating

How can painting improve a property's appeal?

Fresh decoration can improve first impressions, make rooms feel well cared for and help present a property to buyers or tenants. Any change in price or rent depends on the wider property and market.

What preparation is needed before painting?

Preparation can include protecting the room, cleaning surfaces, removing loose paint, filling suitable defects, sanding and addressing any plaster repairs before selecting the coating system.

How long should new plaster dry before painting?

There is no single period for every job. The plaster must be ready for the chosen coating, taking account of its thickness, site conditions and product guidance.

Do you decorate rental and commercial properties?

KTCS Construction offers residential and commercial painting and decorating, including rental property redecoration, subject to the agreed scope and availability.
