Project Overview
KTCS Construction recently completed an 8 m × 6 m garden room in South Harrow, HA2, transforming an unused garden area into a spacious, practical extension of the client’s usable space.
We managed the entire garden room construction, supplying all materials and labour. From the initial site clearance and foundations to the bathroom, kitchenette and final decoration, every stage formed part of one complete building project—including electrical work, spotlights, a gas connection and a hot-water system.
Scope of Work
Site Clearance, Excavation and Foundations
We cleared the construction area, carried out the excavation and built the foundations. Engineering brickwork formed the base before construction progressed to the main walls.
Blockwork and Insulation
Our team constructed the garden room using blockwork and insulated cavity walls. We also installed insulation to the roof and floor as part of the building specification.
Flat Roof, Waterproofing and Guttering
We installed the flat roof and completed the waterproofing, guttering and rainwater drainage, paying careful attention to the connections and finishing details.
Bathroom and Kitchenette Installation
The garden room included a fitted bathroom and a compact kitchenette. We completed the associated plumbing, water supply and drainage as an integral part of the build.
Electrical Work, Spotlights, Gas and Hot Water
As part of the garden room construction, we completed the electrical installation and fitted spotlights throughout the space. The scope also included the gas connection, hot-water system and associated pipework, coordinated with the bathroom and kitchenette installations.
Rendering, Painting and Decorating
We completed the external rendering and painting and decorating, bringing the construction and finishing stages together to leave a neatly finished garden room inside and out.
The Finished Result
The project was completed in accordance with its planning permission and Building Regulations, with the work approved by Building Control.
Our client was extremely satisfied with the completed garden room and appreciated the quality of our workmanship and the care taken throughout the project. Having one team manage the materials, construction, services and finishing meant the client did not need to organise each trade separately.
