Project overview: a complete garden room build in Harrow HA3

This completed project brought together foundation works, brickwork, slab installation, blockwork, flat-roof construction, wall and ceiling finishes, electrical installation and laminate flooring. Careful preparation and coordinated finishing helped create a practical garden room with a smart, consistent appearance inside and out.

The film follows the visible stages of the transformation, from the base masonry and rising walls to the exterior, doors, lighting, flooring and decoration. It gives homeowners a useful view of the workmanship and sequence behind a brick-and-block garden room.

Garden room construction: the stages from design to completion

Every garden building needs a specification suited to its site and intended use. The following explains the stages our team coordinates for a typical garden room build; the exact foundation, slab, insulation, roof, services and finishing details are determined by the project drawings and agreed scope.

1. Consultation, site survey and design

We discuss how you want to use the room, your budget, access to the garden and the space available. The design considers the layout, doors and windows, daylight, power, heating and ventilation, with the intended use guiding the specification.

2. Planning, building regulations and structural information

Planning and building-control requirements are established before construction. Our team works to the agreed drawings and the structural engineer’s issued design and calculations where required. Foundation dimensions, structural members, load-bearing details and other specified elements must follow that information; any necessary change is referred back to the relevant designer before it is made.

If you do not already have a designer or structural engineer, KTCS Construction can assist with coordinating the design and engineering input, then manage the implementation of the agreed plans.

3. Site preparation, setting out and excavation

The working area is prepared and the proposed building is set out to the drawings. Levels, boundaries, access and existing services are considered before excavation. Foundation trenches or the specified foundation system are prepared to suit the engineer’s design and the conditions encountered on site.

4. Foundations and base brickwork

The specified foundations are constructed, followed by the base masonry. Levels, dimensions and bearing details are checked as the build progresses. Damp-proof courses and the relationship between the floor and external ground levels form part of the base detailing.

5. Floor base and slab installation

The floor build-up is installed in the specified sequence. Depending on the design, this may include compacted sub-base, blinding, a damp-proof membrane, insulation, reinforcement where designed, and the concrete slab or other specified floor system. A sound, level base prepares the room for the later floor finish.

6. Brickwork, blockwork and wall construction

Walls are built to the required setting out, levels and structural details. Openings, lintels, ties, cavities and insulation are incorporated where specified. This stage forms the garden room’s structure and creates the openings for its doors and windows.

7. Flat roof, waterproofing and rainwater drainage

The roof structure, deck and covering are installed to the agreed design. Flat-roof construction requires appropriate falls, waterproofing and careful detailing at edges and junctions. Insulation, fascia, gutters and rainwater outlets are coordinated with the chosen roof build-up.

8. Windows, doors and external finishes

Doors and windows are fitted, aligned and sealed. Exterior rendering, cladding or decoration is completed as specified, with attention to weather protection and the appearance of the building from the garden.

9. Electrical installation and other services

Cable routes and electrical first-fix work are coordinated before internal surfaces are closed. Sockets, switches and lighting are completed at the appropriate stage. Heating, ventilation, data connections and plumbing can be considered where included in the brief. Electrical work must meet the applicable requirements, including testing, certification and notification where required.

10. Insulation, walls and ceilings

Wall, roof and floor insulation are installed where specified, together with the required moisture-control and ventilation details. Internal wall and ceiling linings, plastering or skimming create the surfaces for decoration. The specification should suit the room’s proposed use and comfort requirements.

11. Laminate flooring, joinery and decoration

Floor preparation, suitable underlay and laminate flooring are followed by the specified trims and skirting. Walls, ceilings and woodwork are prepared and decorated. These finishing trades bring the room together and create the clean, coordinated appearance shown in the project film.

12. Final checks and handover

The final stage includes checking finishes, doors, windows and installed services, addressing agreed snagging items and tidying the work area. Relevant installation documents and required approvals or completion records are handled as part of the agreed handover arrangements.

Garden offices, home gyms and hobby rooms

A well-planned garden building can provide a dedicated home office, exercise space, creative studio, hobby room or flexible leisure room. We help match the design and construction to the way you intend to use it. A garden gym may need particular floor-loading and ventilation considerations, while an office benefits from suitable power, lighting, heating and connectivity.

KTCS Construction has delivered garden room, garden gym and hobby room projects across Harrow, Hitchin, Wembley and North West London. Our completed projects show examples of the different spaces our team can create.

Planning permission, building regulations and engineering

Some garden outbuildings qualify as permitted development, but this depends on the property, location, dimensions and intended use. Planning permission and building regulations are separate considerations. Requirements are checked for each project; a garden room is not automatically approved for sleeping accommodation or a separate dwelling.

KTCS Construction works with the relevant design and structural information and coordinates the applicable approval and inspection requirements within the agreed scope. Where a structural engineer’s drawings are required, the work follows the issued details. We can also assist clients who need help arranging design and structural engineering input.
