Project Overview

KTCS Construction completed this interior remodelling and kitchen renovation project in Croydon, helping our clients create the open-plan living space they wanted.

The brief involved more than replacing the kitchen. The existing layout needed structural alterations, including removal of a load-bearing wall, installation of a new structural beam and removal of two chimneys. These changes brought the kitchen and living areas together into one connected space.

We managed the construction through to the kitchen installation, electrical work, plastering, woodwork and final decoration. Planning permission, project drawings and Building Control arrangements were addressed before the structural work began, with an inspector visiting during the works.

Scope of Work

Planning, Drawings and Building Control Coordination

The project began with obtaining planning permission and the drawings for the proposed alterations. We then coordinated the Building Control requirements and finalised the structural arrangements before ordering the specified beam and starting the structural work.

Temporary Support and Load-Bearing Wall Removal

Temporary supports were installed before the structural removal work began. Our team carried out the load-bearing wall removal as part of the agreed structural scheme, opening up the connection between the existing kitchen and living area.

New Structural Beam Installation

We ordered and installed the new beam in accordance with the project’s structural design. This was a central part of creating the open-plan layout, with the installation coordinated alongside the supporting works and subsequent interior finishes.

Chimney Removal

The scope also included removing two chimneys as part of the interior remodelling. These works were coordinated with the structural alterations, followed by making good the affected areas.

Building Control Inspection During the Works

A Building Control inspector attended during the project to inspect the work in progress. These visits formed part of the construction process before the structural areas were covered and the interior finishing stages progressed.

Complete Kitchen Installation

Once the structural alterations were completed, we installed the new kitchen within the remodelled space. Our team coordinated the kitchen fitting with the electrical work, plastering and decoration, bringing the installation together with the surrounding living area.

Interior Electrical Work

Electrical work was carried out as part of the kitchen and living-area refurbishment. This was coordinated with the revised layout and kitchen installation before the final surfaces and finishes were completed.

Plastering, Skimming and Making Good

We repaired and made good the areas affected by the wall and chimney removal. Plastering and skimming included finishing around the new beam and supports, creating smooth surfaces and neat connections between the existing interior and the new work.

Woodwork, Painting and Decorating

The final stages included woodwork, painting and decorating throughout the agreed renovation areas. Careful preparation and attention to edges, corners and adjoining surfaces helped give the kitchen and living space a consistent, professionally finished appearance.

The Finished Result

The completed renovation replaced a divided layout with an open-plan kitchen and living space, giving the couple a more connected setting for cooking, relaxing and spending time together.

The new kitchen formed part of a complete interior transformation—not simply a replacement installation. Structural alterations, electrical work, plastering and decoration were brought together through one construction team, from the initial preparations to handover.
